The owner, Mrs. Ella van der Aa, warmly welcomes you to her Bij de Bolle apartment and kindly requests you to familiarize yourself with these General Terms and Conditions.


Wherever the term tenant(s) is used, it includes both the guests of the B&B and the tenant(s) of the "Bij de Bolle" apartment.

1. General

  • Mrs. Ella van der Aa is the owner, landlord, and hostess of the Bed and Breakfast Bij de Bolle in Beesd.

  • These General Terms and Conditions apply to tenants of Bed & Breakfast Bij de Bolle, located at Hoogstraat 1, 4153AT in Beesd.

  • By entering into the rental agreement, these General Terms and Conditions become effective.

  • Upon request, a copy of these General Terms and Conditions will be provided free of charge to tenants.

  • Tenants must have a fixed place of residence or domicile and be at least 21 years of age or older. Identification is required.

  • The owner is not liable for damage, loss, or theft of tenants' belongings. In case of disputes, all (legal) costs are borne by tenants.

  • All risks associated with staying at Bed & Breakfast Bij de Bolle are borne by tenants.

  • Damages and losses of movable and immovable property of the owner must be reported by tenants immediately and compensated to the owner immediately.

  • Tenants must pay a deposit of 100 euros per booking in advance.

  • Tenants must follow the owner's instructions.

  • The owner may deny or refuse tenants access to Bed & Breakfast Bij de Bolle immediately and without further notice and without refund of accommodation costs in case of breach of these General Terms and Conditions and inappropriate behavior.

  • The administrator's records are decisive in case of a disagreement unless tenants can prove otherwise. For all deviations not included in these conditions, the owner's decision prevails.

  • Tenants of Bed and Breakfast Bij de Bolle must comply with the following provisions.

2. Reservation, payment, and confirmation

  • The accommodation agreement can be requested (subject to availability) orally, by phone, or in writing. A written request is made using the contact form on the website

  • Upon receipt of the reservation request, a quote with a payment request will be sent by Bed & Breakfast Bij de Bolle by email or, if desired, by post. The reservation is final upon receipt of 100% of the invoiced quote. The full payment must be credited to the account of Bed and Breakfast Bij de Bolle no later than 1 month before the arrival date.

  • The reservation form on the website refers to these General Terms and Conditions.

  • No reservation fees are charged for booking a stay at Bed and Breakfast Bij de Bolle.

3. Payment

  • The accommodation costs at Bed and Breakfast Bij de Bolle must be paid upon arrival. The owner may, in consultation with the tenant, deviate from these conditions in writing in advance.

4. Cancellation

  • If the tenant is unable to fulfill the rental agreement for any reason, this should be reported as soon as possible so that the freed-up bed & breakfast reservation can still be offered to third parties. In case of cancellation up to 6 weeks before the arrival date, the payment already made by the owner of the B&B will be refunded, minus 50 euros administration costs, to the same bank account number from which the payment was made. In case of cancellation within 6 weeks, the tenant pays 100%. However, it is recommended to take out cancellation insurance. In good consultation with the landlord, a booked stay can be flexibly changed to another period based on availability at any time. The apartment is available all year round.

6. Arrival and departure

  • Upon arrival, tenants must first report to the owner-hostess.

  • For identification purposes, the tenant will be asked to show their passport or identity card.

  • On the day of arrival, the Bed and Breakfast can be occupied after 3:00 PM. The arrival time can be changed by mutual agreement.

  • On the day of departure, the use of the apartment and tenants' belongings must be vacated. Waste must be removed by tenants themselves. The apartment must be handed over to the owner in the same condition and with the complete inventory on the departure day no later than 10:30 AM. The time can be changed by mutual agreement. In case of theft, a report will be filed.

  • The access key will be provided upon arrival. This key must be returned before departure. The cash deposit will be returned by the owner upon return of the key.

  • In a "Contact-Free Stay" where the deposit has been transferred to the account number of Bed and Breakfast Bij de Bolle, the deposit will be refunded within 24 hours by the lessor to the same account number to which the deposit was made to Bij de Bolle.

  • The additional costs for stays shorter than 7 nights are 50 euros per booking.

7. Your Stay

  • Noise disturbance, especially between 10:00 PM and 7:00 AM and all day on Sundays, must be avoided.

  • Radios, televisions, and other sound sources must not cause inconvenience to others.

  • The use of the "Bij de Bolle" apartment by third parties is not allowed. The tenant is not allowed to accommodate more than one (1) other person without the owner's permission.

  • Any visitors may not stay overnight in the accommodation without the manager's permission and without additional payment.

  • The use of the BBQ is allowed, but smoke nuisance to neighbors must be prevented.
